Sales and Rentals in Oakton - I added two subdivisions to the search (frankly, because there are very few -if any- in Treebrooke). One is the Oakton and the other Four Winds. There are 3 units for sale in Four Winds: 1 one-bedroom for 170k and 2 two-bedrooms 1 bath units: 220k and 234.5. The Oakton has 2 one- bedroom units: for 215k and 239k. (The ones in the Oakton also have a den). Both are very convenient locations and close to the metro bus stop. None of the ones I mentioned are offered for shortsale, although I do expect quite a few in a couple of weeks. For those looking to rent: there is a townhouse in Arrowood for under $,1800/mo and several units in the Four Winds (from $1,250/mo to $1,450/mo and 1 ($1,250) in the Oakton. Sales and Rentals at Treebrooke and surrounding subdivisions have been slow. As of today, there are 4 properties for sale: 3 townhouses : 1 in Treebrooke and 2 in Arrowood; and 1 condo unit in Treebrooke. The townhouses have been on the market for quite some time: 131 days in average. As for the condo unit, it just came to the market. It is a 2 BR 1 BA unit for 250k. For those who are planning to buy, you should get prepapproved by a lender so that if a property you like comes to the market, you can act quickly. For clarification purposes, even if you are not the first-time buyer, if you can only enter in to a purchase contract before April 30, 2010, you can still qualify for $6,500 tax credit provided: you have lived in your current home for five consecutive years within the last eight. Regarding rentals, there are no units for rent in Treebrooke. However, those who want to live nearby, there are 4 units for rent in Four Winds: from $1,100/mo to $1,500/mo.

We survived the snow storms. Our area looks gorgeous. Some people did a wonderful job cleaning the walking paths so that others could enjoy the days they could not drive. The market is dormant. However there are still some properties that can be purchased: 2 townhouses in Arrowood - for 405k and 419k 1 townhouse with a garage in Treebrooke - for 525k. There are two properties under contract : a townhouse and a condo unit in Treebrooke. Two have been sold since Jan 1 - a townhouse and a condo unit. (The latter was in Treebrooke, offered for 329,5k and sold on the first day!) You have to be careful not to underprice your property. Do not forget that Oakton is still a very desirable location, especially our area of Treebrooke with its proximity to the metro, metro bus, major roads, wonderful schools and shopping. Real Estate Market is dormant. There are only two active listings for sale in our area, and both have been on the market for more than 90 days. One townhouse in Arrowood for $419 and the other one in Treebrooke for $525. 3 properties are under contract - with an average number of days on the market - 32. One property has been sold since Jan 1. It is a 3 bedroom 2 FB condo in Treebrooke for $328k. The property was on the market for 1 day and was sold for cash. It is interesting to note that there is only one property for rent - in Arrowood for $1,800. If you are thinking of buying, you should take advantage of the low interest rate and extended tax credit. Many clients are in a rush to buy hoping that they may use 8k for closing costs. But are you really going to get $8,000 if you buy before April 30, 2010? First of all, are you “First-time home buyers”? If you (or your spouse) have not owned a residence during the three years prior to the purchase - yes. The second category eligible for a tax credit is current homeowners purchasing a home as long as the home being sold was their principal residence (not just a property they owned!) for five consecutive years within the last eight.
