Oakton Rentals and Sales

Update December 14: There are 6 properties for sale in our area. Treebrooke has 2 a bedroom unit for %264,900 and a 3-bedroom unit for $349,500. Flint Hill Manor has a townhouse for $360k. Arrowood offers two townhouses: $419k and $424,900. And Mayfair Manor has a townhouse with a garage for only $525k.
It is the best time to buy. The interest rate is the lowest in 40 years. Prices are down, and it is in fact the best time to bargain. Chances are the prices will start creeping up after the 10th od January. So, if you and somebody you know are just procrasting, call me. I am your neighbor. You can always make an offer with a delayed settlement if you cannot move in just yet.

Oakton - Treebrooke - Update October 19

As of today, you can find 4 properties for sale in Treebrooke and surrounding areas. Three of them are 2 bedroom condo units: 2 in the Vistas and 1 in Treebrooke. They are offered for $260k, $275k, and $350k respectively. There is also a 3 level townhouse for $330,000 in Flint Hill Manor. You should hurry if you want to take advantage of the $8,000 tax incentive.

You can also rent 2 properties: one for $1,500 for a 2-bedroom condo unit in the Vistas and $1,800/mo for a townhouse in Treebrooke.

Rentals Sales in Treebrooke - October 2

If you are looking for Rentals in Treebrooke and surrounding subdivisions, as of today there are 5 units you can find. In Trevor House - $1,500/mo for a 3 bedroom unit; Vistas - $1,500/mo for a 2 bedroom unit; Treebrooke - $1,800/mo for a 3 level townhouse; and $1,995/mo in Mayfair Manor. You can even sublease for $650/mo 1 bedroom 1 bath in a townhouse. All of them are close to the metro and metro bus; major roads; shopping.

If you hurry, you can still purchase a property and get $8,000 tax credit (provided you are a first-time buyer). You can even use it for closing costs. However, most lenders require that you get a ratified contract before October 15 to take advantage of the tax credit. In this location, you can get a townhouse for $410k. Two 2 bedroom units for $260k and $275k respectively. And a 3 bedroom unit for $350k.

A 3 bedroom 2 bath unit at 2817 Jermantown Rd. has just been sold for the listing price of $315k. No seller subsidy was given. And the appraised value was the same.

There are also 2 fee simple townhouses: 1 for $334k in FLint Hill Manor and the other for $424k in Arrowood. There is also one single family contemporary house for $625 k. It has a circular drive. 3 bedrooms and 3 full baths. Lots of update although the house was built in 1976.

Update - July 31

We see some slowing down in the market in our area. There are fewer properties on the market: just 2 condo units, 3 townhouses and 1 detached house. It is normal for this time of the year.
An interesting feature of the market is that there are many potential buyers looking at properties, however very few make offers. Some are looking for foreclosures (they are rare for our area), others are strong believers that it is best to try and get a short sale simply because the price will be "right".
When dealing with a short sale, you have to know what you are doing (in orther words, you have to get an experienced certified distressed property expert, hopefully, on both ends of the deal). Otherwise, it will be a waste of time (sometimes up to 15-18 months), your security deposit will be escrowed at the time of the contract ratification and you will only get it back when you settle or when the bank refuses to approve this short sale. Most importantly, if your agent and the listing agent are not qualified to handle short sales, you will inevitably end up with false expectations and failure to purchase the property. Need advise? First Time Buyer Credit and other possibilities

In today's market, many buyers would like to take advantage of the lower prices and attractive interest rates. But here is one problem. There are no 0-downpayment loans any more. And when purchasers have not saved enough for downpayment and closing costs (sometimes it is a considerable amount), they step back and miss out. Here are a few ways to get around the lack of cash when purchasing a real estate property:
1. You can use $8,000 first time buyer credit;
2. You can get a grant which can be applied both toward closing costs and downpayment;
3. You can ask for seller subsidy.
If you use 1,2, and 3 options you may end up spending $0 at closing and using the $8,000 for renovating your house or for other purposes.

Update - July 3

There are 5 townhouses for sale in this area. They are all with low HOA fees. Purchase price is from $370k in Flint Hill Manor to $518k in Mayfair Manor. As you may guess, the one for #370k is a short sale.
There are also condos for sale: from $240k in Vistas (2 bedrooms and 2 full baths) to $370k for a townhouse-condo in Treebrooke. (The latter is 3 level 3 bedroom and 3 1/2 full bath).

For those who are not sure or cannot get a loan but still want to live in Oakton with its wonderful location and excellent schools, there are 2 condos that are offered for rent, as well as 2 townhouses. Rent ranges from $1,050/mo to $2,100/mo.

Regular Sale at Short Sale Price

Market Update - June 10

The low mortgage interest rates that everyone considered a given have quickly gone away. The Fed continues to purchase mortgage bonds in an effort to keep mortgage interest rates low but they face a daunting task as the selling pressure continues. Will $700 bln allocated for purchasing bonds be enough to keep the rates low? Probably not.
Oakton is a very attractive town for homebuyers. However, we can see that the condo market is still adjusting to the current market conditions. With the interest rates going up, people expect home prices to come down. Well, that's what we see on the condo market in this area. There are 10 condo units on sale today. From $215k for a 1 bedroom unit to $385 - condo-townhouse. More than half of them have dropped the price if they have been on the market for more than a month...

Today, you can find 9 properties for rent. One bedroom condo in this location is $1,100+/mo and a townhouse - $1800+/mo.

Sales: there are 12 properties on the market. (By the way, each townhouse that was on sale in Mayfair Manor only a couple of days ago is under contract now.) The cheapest is 1 bedroom condo on Bushman Dr - listing price $215k. 3 bedroom condos are between $315k and $400k. Two fee simple townhouses are on the market - $400k and $412.5k. Both are 3 level 3 bedroom houses.
No foreclosure or short sales.

Since the last posting, several properties have gone under contract. Two of them have reduced the price: 11k and 5k respectively. One returned to the market - the contract fell through. There is one property which is short sale - a 2-level 3 bedroom townhouse on Borge St. It is offered for $334k. It is interesting to know that the same townhouse was purchased for $435k only 4 years ago... Sad. However, you should hurry. This is your opportunity to purchase a property at a very reasonable price. And the location is super convenient. Market update - May 21

There are 8 properties for rent in this area: starting from $600/mo for 1 room in a townhouse and upto $1,700/mo for a 3-bedroom townhouse.
16 properties are for sale: the cheapest is 1 bedroom condo on Bushman Dr. for 215k. The most expensive is 455k for a townhouse on Turnberry. 4 other ones on the same street went under contract. (The last one - list. price $494,900 - was on the market only 3 days before the contract was ratified!)
Two condo units on 2817 Jermantown Rd. are under contract. The only other unit (3 bedroom 2 full bath - 1,538 sq.ft) is available - the price has been just lowered to $315k. And it is not a short sale or a foreclosure. What a deal!

Rentals in Treebrooke area

I am frequently asked about rentals in this area. As of today, there are 7 properties for rent. The cheapest is $1,350/mo for 1 bedroom 1 full+1half in Trevor House and the most expensive is $1,800 for a townhouse with 3 bedrooms and 2 full +2 half baths in Arrowood.
Yes, it makes sense to rent and save some money before you start looking for a property to purchase if you do not have enough cash to go to settlement. These days you should have at least 3.5% for downpayment. And in case of a foreclosure, the seller (bank) most likely will refuse to give you subsidy for closing costs. If you only have 3.5% for downpayment and the property needs to be fixed, an FHA appraiser will most likely refuse to appraise it until it is fixed...So, my advice is - wait and save if you do not have sufficient funds to close the deal.
