We survived the snow storms. Our area looks gorgeous. Some people did a wonderful job cleaning the walking paths so that others could enjoy the days they could not drive. The market is dormant. However there are still some properties that can be purchased: 2 townhouses in Arrowood - for 405k and 419k 1 townhouse with a garage in Treebrooke - for 525k. There are two properties under contract : a townhouse and a condo unit in Treebrooke. Two have been sold since Jan 1 - a townhouse and a condo unit. (The latter was in Treebrooke, offered for 329,5k and sold on the first day!) You have to be careful not to underprice your property. Do not forget that Oakton is still a very desirable location, especially our area of Treebrooke with its proximity to the metro, metro bus, major roads, wonderful schools and shopping. As of today, there are 4 properties for sale: 3 2 bedroom condos for $260k each and 1 3 bedroom for almost $350k. There are also 2 fee simple townhouses: 1 for $334k in FLint Hill Manor and the other for $424k in Arrowood. There is also one single family contemporary house for $625 k. It has a circular drive. 3 bedrooms and 3 full baths. Lots of update although the house was built in 1976. There are 5 townhouses for sale in this area. They are all with low HOA fees. Purchase price is from $370k in Flint Hill Manor to $518k in Mayfair Manor. As you may guess, the one for #370k is a short sale. There are also condos for sale: from $240k in Vistas (2 bedrooms and 2 full baths) to $370k for a townhouse-condo in Treebrooke. (The latter is 3 level 3 bedroom and 3 1/2 full bath). For those who are not sure or cannot get a loan but still want to live in Oakton with its wonderful location and excellent schools, there are 2 condos that are offered for rent, as well as 2 townhouses. The low mortgage interest rates that everyone considered a given have quickly gone away. The Fed continues to purchase mortgage bonds in an effort to keep mortgage interest rates low but they face a daunting task as the selling pressure continues. Will $700 bln allocated for purchasing bonds be enough to keep the rates low? Probably not. Oakton is a very attractive town for homebuyers. However, we can see that the condo market is still adjusting to the current market conditions. With the interest rates going up, people expect home prices to come down. Well, that's what we see on the condo market in this area. There are 10 condo units on sale today. From $215k for a 1 bedroom unit to $385 - condo-townhouse. More than half of them have dropped the price if they have been on the market for more than a month...

There are 19 properties for sale in Treebrooke and nearby Vistas, Cherrywood, Flint Hill Manor and Arrowood. The cheapest is 215k (a bedroom 1 bath). A new property just came to the market.
